Cleaning
Our tile and grout cleaning begins with an assessment of the surface type, residue type, and overall condition. The technician selects products and methods suited to the specific stone, tile, grout, and caulk involved — for a deeper, safer clean than most household products achieve.
Sealing
After cleaning, penetrating sealers can be applied to natural stone to help protect against moisture and staining. Grout sealing is also available, creating a stain-protection barrier that makes routine maintenance easier. Sealing is performed after cleaning, not as a standalone service.
Grout Color Sealing
A cosmetic service that can refresh the look of grout or change its color entirely. A good fit for homeowners preparing to sell, for permanently stained grout, or for a cleaner, more updated appearance without starting over. Results typically last several years. Color sealing works best on sanded grout; it does not bond well to non-sanded or epoxy grout without an acid wash first.
Minor Repairs
When needed, D.A. Burns can address minor grout imperfections, travertine fill repair, caulk replacement, and minor scratch or etching removal. We do not provide full re-grouting or tile replacement.

What Our Technicians Look For

Surface Type and Sensitivities
Not every surface can be cleaned the same way. What is safe on porcelain or ceramic can damage marble or travertine. Calcite-based stones such as marble, travertine, limestone, and many slates can be etched or dulled by acidic products. Granite, porcelain, and ceramic are generally more acid-resistant. Our technicians identify the material before selecting products.

Residue Type
Different residues call for different approaches. In bathrooms and showers, common issues include hard water and mineral deposits, soap scum, and body product buildup. In kitchens, grease and food residue are frequent concerns. Some surfaces may also have grout haze left from the original installation. When it is present, we test-clean it first to see if it can be removed, but in some cases, especially with epoxy grout, it may be permanent.

Grout and Caulk Condition
Cementitious grout is porous and can absorb liquids if it has not been properly sealed, which can lead to staining and bacterial growth. Epoxy grout is non-porous and far more stain-resistant, but it is less common in residential spaces. Caulk is evaluated during service, and replacement can be recommended or completed when appropriate.

Existing Sealer
Technicians look at whether the existing sealer is still doing its job. A simple water test can help show whether the stone is still protected. If water sits on the surface without darkening it after about 5 to 10 minutes, the sealer is likely still active. If the stone absorbs moisture and darkens, it may be time to reseal.

The Common DIY Problem
One of the most common issues we see is damage caused by the wrong cleaning advice. Vinegar and many store-bought grout cleaners are often recommended online, but acidic products can damage soft stone and erode cementitious grout over time. Overly alkaline (high-pH) cleaners can be just as damaging. D.A. Burns uses products appropriate to each surface — products we would feel comfortable using in our own homes.

Natural Stone (Marble, Travertine, Limestone, Granite)
Use coasters under glasses, especially with alcohol or citrus. Blot spills promptly rather than rubbing them in. Use trivets under hot items, and choose cleaners made for the specific stone type. Avoid vinegar, lemon juice, and other acidic cleaners on calcite-based stones.
Shower Enclosures
Rinsing or regularly cleaning the enclosure can help reduce soap scum and hard mineral buildup. Use a soap film remover made for stone and tile surfaces. Avoid harsh products like Tilex, Kaboom, X-14, Scrubfree, Lysol, or toilet bowl cleaners on polished stone.
Grout
